Welcome to the Community Engagement Hub, your go-to place for all the latest updates on the Royal Oak Shopping Centre redevelopment in Saanich, BC. We are dedicated to keeping the community informed and involved throughout this exciting transformation.
Hansbraun Investments Ltd. was founded by Siegfried Marquart in 1967, initially working with private hospitals and residential market housing before shifting to commercial shopping centres in the late 1970's. Hansbraun is a family-run, values-driven business that is locally owned-and operated solely in the District of Saanich, BC. We are known for our hands-on approach when it comes to our centres. We are proud of the positive, long-term relationships we have developed with our commercial tenants, customers, neighbours and contractors.

The Royal Oak Legacy
For the duration of Hansbraun Investment's involvement in commercial shopping centres, we have focused on what we do best - owning and operating successful, low-vacancy centres with a wide variety of tenants to serve customers' everyday needs. As the opportunity for redevelopment became a reality given the District of Saanich's direction to push for more complete communities and given the age of our existing infrastructure, we are excited to introduce Reimagine Royal Oak.
This is our first venture into providing a new, purpose-built 'village' in the heart of the Royal Oak community. Our long-term, phased approach will help our existing tenants envision their place in the redevelopment while also allowing for new, local businesses alongside community gathering spaces. Our goal is to make Royal Oak a destination experience from all areas of Victoria and a hub for locals and neighbours alike.
OUR HISTORY
ROSC Open Houses
Hansbraun Investments and our Reimagine Royal Oak team has hosted a series of interactive Open Houses over the past year as we developed our vision and detailed our submisison to the District of Saanich.
Initially, we spent June of 2025 meeting with small groups and one-on-one with Shopping Centre tenants to understand their plans and receive their input on the future Centre. We utilized tenant feedback to further program the centre, consider operational impacts and ensure we can accomidate those tenants who would like to remain in the Centre during construction and in a future phase of the plan.
Later in June and July of 2025 we hosted over 150-neighbours and residents at the Centre for in-person and virtual open houses. These were largely attended by nearby neighbours. We received feedback and suggestions on our peliminary plan and used this feedback to resolve our zoning plans.
Throughout the Summer of 2025 we went out into the community and initiated pop-up open houses at both Commonwealth Pool as well at the Royal Oak Music in the Park event.
In May of 2026, we finalized the draft rezoning submission and hosted two additional neighbourhood Open Houses. These Open Houses (while well advertised) saw more modest attendance and focused on more detalied questions and feedback about Centre layout and programming, transportation and parking as well on the general look, feel and impression of the Centre.
We continue to remain committed to working with our current commercial tenants, our commercial and residential neighbours, the Royal Oak Community Association and District of Saanich to inform our plans and deliver a future Centre that will make our community proud.
