Welcome to the Community Engagement Hub, your go-to place for all the latest updates on the Royal Oak Shopping Centre redevelopment in Saanich, BC. We are dedicated to keeping the community informed and involved throughout this exciting transformation.
Hansbraun Investments Ltd. was founded by Siegfried Marquart in 1967, initially working with private hospitals and residential market housing before shifting to commercial shopping centres in the late 1970's. Hansbraun is a family-run, values-driven business that is locally owned-and operated solely in the District of Saanich, BC. We are known for our hands-on approach when it comes to our centres. We are proud of the positive, long-term relationships we have developed with our commercial tenants, customers, neighbours and contractors.

The Royal Oak Legacy
For the duration of Hansbraun Investment's involvement in commercial shopping centres, we have focused on what we do best - owning and operating successful, low-vacancy centres with a wide variety of tenants to serve customers' everyday needs. As the opportunity for redevelopment became a reality given the District of Saanich's direction to push for more complete communities and given the age of our existing infrastructure, we are excited to introduce Reimagine Royal Oak.
This is our first venture into providing a new, purpose-built 'village' in the heart of the Royal Oak community. Our long-term, phased approach will help our existing tenants envision their place in the redevelopment while also allowing for new, local businesses alongside community gathering spaces. Our goal is to make Royal Oak a destination experience from all areas of Victoria and a hub for locals and neighbours alike.

Please Join Us for Our May Neighbourhood Open Houses
In the spring and summer of 2025, we had the pleasure of speaking with many of you about the long-term vision for the Royal Oak Shopping Centre. We listened to your feedback, and over the past several months, our team has been working hard to refine our concepts.
As we prepare to submit our updated rezoning application to the District of Saanich this spring (2026), we want to share our progress with you. The nature, intent, and overall approach of the redevelopment remain the same, but we now have more detailed plans and technical studies to share—including updated architectural concepts and new transportation data.
We invite you to drop by one of our upcoming Open Houses to view the refined plans, speak directly with the project team, and ask any questions you may have. The content, questionnaire and layout will be the same at both open houses so please only attend one to ensure we do not go over-capacity.

* Immediately preceding the Royal Oak Community Association AGM — you are welcome to stay after the May 7th open house and attend the AGM.
